Holiday Property Rental Service
If you're looking to derive an income as well as pleasure from your holiday investment, Hawks Nest Beach Realty offers a complete rental services solution.
- Actively market your holiday property via our website www.hawksnestbeachholidays.com.au and also associated websites such as Airbnb & www.stayz.com.au (extra subscription fees may apply but we adjust tariffs to suit), tripadvisor.com.au and we are now also listing with booking.com
- Handle all rental enquiries and secure rental bookings
- Collect all rental income and bond deposits; administer bond refunds were applicable
- Prepare your home for each new tenant
- Meet and greet renters after hours if required
- Close and secure house after guests departure
- Clean and service your holiday property
- Linen service available to guests at an extra cost
- Arrange maintenance for lawns and gardens
- Arrange for general handyman work and touch ups needed around the property
- Be available for deliveries
- Organise cleaning windows
- Organise annual one-offs such as pest inspections
- Organise the clearing blocked gutters
- Organise painting
- Deliver monthly earnings statements
- Provide someone to be on call if any issues arise
- Actively solicit guests feedback on their holiday experience and report back
Absentee Care
Hawks Nest Beach Realty can keep a watchful eye on your holiday property when you are not here.
- Conduct frequent checks on your property
- Perform storm checks after rain, wind, hail, or other storms
- Communicate with you via email, on the status of your property
- Organise payment of bills such as rates, electricity, insurance etc
Below is a brief outline of our services for properties under our Holiday Rental Management.
- A set commission for rent collection with no additional letting fees -15% incl GST
- Cleans are charged “at cost” from independent contractors
- From time to time you may incur charges for, light globes, dishwashing liquid and dishwashing powder, laundering and or replacing bed covers and mattress protectors. This is to be reimbursed to our office at cost.
- If an owner or guest requires linen to be supplied for their property a fee will be charged.
Our holiday management all-inclusive fee includes no charges for the following:
- No charge for forward booking summary included with monthly statement
- No charge for financial year statement
- No extra charge or commission taken for cleaning or from tradesmen undertaking repairs.
- No extra booking charges taken (except cancelled bookings)
- No charge for organizing repairs or maintenance
- No charge for emails or calls to prospective holiday tenants
- No charge for signboard at property
- No charge for window display of property
- No charge for printing of colour holiday rental brochures
- No charge for website display, artwork and property layout and promotion
- No charge for general holiday promotion
- No charge for other accounts paid for the property (eg rates, body corporate levies)
